RD Management has investigated the market of skyscrapers

The results of the conducted research have shown that 80% of the operation market of the capital are occupied by professional managing companies.

Based on international and Russian experience, the company has compared operation of buildings of normal number of levels and that of skyscrapers and has defined the features of service of skyscrapers regarding operation of elevators, facades and roof, engineering systems and fire safety.

The experts of the company have come to a conclusion that the market of skyscrapers in Russia first of all is following the world-wide trend of shifting to professional services: today 80% of the market is occupied by professional managing companies, and 20% by in-house.

"High-rise construction actively develops in Russia, and new objects become more technological, as a result, their operation becomes complicated. This tendency will accelerate the process of forming of the submarket on management of high-rise buildings in Russia, – Alexander Ustinov, director on development of RD Management has noted.

The expert named MBC "Moscow City" as an example, the largest town-planning project, where at the moment about 2 million sq.m (GBA) are constructed, and 700 thousand sq.m (36%) of them are operated by professional MCs.

RUSSIAN SKYSCRAPERS

The Russian market of skyscrapers from the point of view of commercial real estate has begun to form since 2001.

According to the international base Emporis, Moscow takes the 13th place among the cities with the greatest number of skyscrapers, there are 145 high-rise buildings (more than 100 m high) in the capital. At the same time 12 skyscrapers of the capital enter in TOP-20 high buildings of Europe, ten of them are objects of the Moscow City business center: "OKO" (two buildings), "Mercury City", "Eurasia", "City of Capitals" (two buildings), "Tower on the embankment", Evolution Tower, "Federation-West", "Empire".
