General Director of RD Management Armen Sarukhanyan spoke to the magazine CRE Retail about the work of management companies in premium-class shopping center.
“The work of the management company in shopping center of the premium format is fundamentally different than in traditional malls targeting the mass market consumer. Following a visit to a luxury class retail gallery, the customer should be left with an impression of its uniqueness, individual approach and comfort, a desire to return once again,” Sarukhanyan told the publication.
As far as the technical issues are concerned, as a rule such properties have rather complex high-tech equipment, which requires highly qualified maintenance personnel.
The management company assumes full responsibility for the trouble-free and reliable functioning of the engineering systems and equipment as well as the upkeep of common areas and surrounding territory. The shopping center’s format implies a large flow of customers throughout the course of the day, which in turn requires a substantial team of cleaners to ensure that everything is properly kept tidy.
“Moreover, the Western approach to the management of a premium shopping center includes the impeccable external appearance and manners of the service personnel. On the whole the work of a management company at a luxury-class property can be compared to the fashionable service of a five-star hotel,” Armen Sarukhanyan concludes.
