Office centers that are located attractively and managed effectively have maintained their positions during the crisis: the rental rates that such offices offer have been stable, while the vacancy rate approaches zero, reported Tatyana Khoreva, RD Group Vice President, during her speech at the Christmas Summit on December 17.
Today, professionalism in development and high quality of property management come to the fore.“The success of and demand for an office project depends on the developer’s level of competence and ability to effectively combine location, construction quality and professionalism in facility management once the project has been commissioned,” said Tatyana Khoreva.
This strategy proved successful in Romanov Dvor Business Quarters nestled in the historical center of Moscow. “Despite the fact that the first stage of the project was commissioned over 20 years ago, the facility remains in high demand in the office market,” emphasized Tatyana. “The success of this project was not just predetermined by its premium location, but also results from its continuous development through offering the tenants new services and functions.”
Within the next few years around 1 mln square meters of vacant offices in Moscow may remain unoccupied. “We anticipate higher demand for quality facility management from owners of offices and retail facilities,” Tatyana Khoreva commented. “Our experience shows that professional asset management makes the property value rise by at least 20%.”
